When preparing for the purchase of a home, it's crucial to understand that this is a complex financial decision that must be approached wisely.  Not only is it important to be well informed, it's imperative to have a strategic action plan.  A great place to start is right here, gathering the information you need to begin your journey. 

My role is to make the process of purchasing a home stress free and enjoyable.  With my guidance you will be perceived by sellers as a knowledgeable, preferred buyer.  I will help you locate and assess properties that match your specifications, and assist you through the myriad of decisions.

prepare financially

The first thing you’ll need to do is put money aside for a down payment. This amount is (at minimum) 5% of the purchase price of the home you’re planning to buy. Second, you’ll need to meet with a mortgage broker to determine what you can afford.

narrow down your search

Once you’ve established a price range, it’s time to decide what type of home best suits your lifestyle.  Think about location, square footage, age of the home, must-have features, etc.  It's also important to consider things like school catchments, access to recreational facilities, the culture of the neighbourhood, and so on. 

"Why" you’re choosing to buy, should help answer these questions.  It may be helpful to create a wants vs needs list for easy reference along the way.

It’s important to partner with a REALTOR® you feel comfortable with, as well as someone who will bring clarity to the complicated process of buying a home. You should choose an experienced and knowledgeable REALTOR®, who is committed to your best interests at all times...

find the perfect home

Using the property search tool found on this site and by consulting with me, you will be able to find homes that meet your specifications.  I will provide daily listing updates for your consideration in real time.  We will then coordinate our schedules to view your desired selections together.  Once we find the perfect home, I will negotiate an offer on your behalf. 

prepare to close

Now that we have a successful offer, a home inspection will need to be coordinated and your finances finalized with your broker.  The last step is to hire a lawyer to help facilitate the closing of this transaction. 

At this point, congratulations are in order!  Becoming a new homeowner is one of the most rewarding things you’ll ever experience.  There are many benefits to home ownership — building equity, property appreciation, pride of ownership, the ability to make home improvements — the list goes on.
